Frequently asked questions

Start with a clear understanding.

How are rates, points, and loan limits determined?

Terms depend on the collateral, leverage, borrower profile, loan purpose, timing, and funding source. We discuss proposed terms after reviewing the scenario.

Does submitting an inquiry commit me to a loan?

No. An inquiry starts a review. Any financing requires underwriting, funding acceptance, and final loan documentation.

Who provides the capital?

Funding may come from one trust deed investor, multiple participating investors, Silver Bay capital when applicable, or another private lender. The funding source and our role are clarified for the transaction.

What should I send first?

Start with the property location and type, requested amount, loan purpose, estimated value, existing debt, timing, and exit strategy. We will identify additional documents after the initial review.
