Borrowers & Brokers

A clear path to
private real estate financing.

Understand the review process, prepare a complete loan scenario, and work with a team that connects property fundamentals with the right funding relationship.

For Borrowers

Start with your property
and your plan.

Whether you are acquiring, refinancing, renovating, or developing an investment property, begin with a concise summary of the transaction.

  • Property location, type, occupancy, and current condition
  • Purchase price or estimated value and any existing debt
  • Requested loan amount, purpose, and target closing date
  • Experience, available equity, and proposed repayment strategy

We review the scenario, identify information needed for underwriting, and discuss a potential structure and funding path.

01 / SCENARIO REVIEW

Establish the fit.

We review the property, financing purpose, amount, timing, and exit strategy. Initial feedback is a starting point for underwriting.

02 / UNDERWRITING & STRUCTURE

Build the complete picture.

We evaluate documentation, collateral, borrower capacity, and funding-source criteria. Proposed terms depend on that review and capital acceptance.

03 / DOCUMENTATION & CLOSING

Coordinate the transaction.

Once conditions are satisfied, loan documentation, title, insurance, and escrow are coordinated for the approved transaction.

Borrower & Broker FAQs

Questions before you submit.

What type of financing does Silver Bay Funding review?

We review private real estate financing scenarios involving investment properties, commercial properties, bridge financing, cash-out refinancing, renovation, and construction or development. See our lending programs for initial review criteria. Availability depends on the property, transaction, and funding source.

Where does the loan capital come from?

Funding may come from an individual whole-note trust deed investor, multiple investors participating in a loan, or a private lending partner. Silver Bay originates and arranges financing and coordinates underwriting, documentation, and escrow. The funding source and our role are identified for each transaction.

What should I send for an initial review?

Provide the property location and type, estimated value or purchase price, existing debt, requested amount, purpose, target closing date, and exit strategy. Begin with a summary; we will identify additional documents needed after the initial review. Do not send Social Security numbers, bank account details, or identification documents through the inquiry form.

Do you publish standard rates, loan-to-value limits, or fees?

Terms are quoted for the individual transaction. Pricing, leverage, loan term, points, closing costs, and any prepayment provisions depend on underwriting and the capital provider’s requirements. Review the proposed terms and final loan documents before proceeding.

How long does it take to close?

Timing depends on the completeness of the file, valuation, title, insurance, documentation, and investor or lender acceptance. Tell us your target date early so we can discuss whether it is workable. An inquiry or initial discussion does not guarantee a closing date.

Is the property the only factor in underwriting?

No. Collateral is central, but we also review the borrower or sponsor, available equity, project or operating plan, existing obligations, and a supportable repayment strategy. Requirements vary by funding source.

Can a broker submit a transaction?

Yes. Identify yourself as the submitting broker and provide your contact details, the loan summary, and your proposed role. We discuss communication, documentation responsibilities, and proposed compensation before moving forward. Borrower information should be shared only with appropriate authorization.

How is broker compensation handled?

Broker compensation is discussed for the specific transaction and is subject to agreement, applicable requirements, funding-source acceptance, and the final structure. No standard commission or fee split is promised on this website.

Is an inquiry an approval or commitment to lend?

No. An inquiry starts a review. Any preliminary indication or proposed terms remain subject to underwriting, investor or lender acceptance, stated conditions, and final documentation.

What happens if a scenario does not fit one funding source?

Depending on the transaction, Silver Bay may consider another private investor or lending relationship. An alternative source may have different underwriting requirements and terms; availability is not guaranteed.
